Brookfield Development (Canandian Developer Daon) put together an incredible master planned project at the NWQ of MacArthur Blvd and the 55 Fwy that promised to be one of the more spectacular projects ever built in Orange County.  This mixed use Urban Village would have included residential towers and retail uses and boasted the highest Floor Area Ratio of any project in Orange County with its 4 million square feet. The project remained fallow after the Savings & Loan crisis, and was for sale at the end of 1996 and the underwriting undertaken by Ross Pfautz required far different algebra than the other deals in Southern California.
