Impaired Clear Height – Over built Office Component of Industrial

Hunter Corp Park – Purchased existing 77,085 sf manufacturing building from Santa Fe Realty as part of a 50 Acre Land Option agreement. Despite first class corporate image, the 15,189 sf of mezzanine impaired the clear height in the building and made leasing vary difficult. Ultimately leased the building to Siemans and literally made millions in profit on ground up development of other parcels and learned an invaluable lesson about functional industrial space and overbuilt office impacts
