Citrus Park was an outstanding lesson in ground up development and leasing that drove home a few things that should never be forgotten.  The “discretion is the better part of valor” adage should be taken to heart. TCC stretched to buy this land in a very competitive market, kept the deal as secret as possible but ended up with a land basis that created an urgency to execute. The site also had a rail line that sliced through what became a two phase project and drove some unique solutions to significant grade elevations between phases that provided another large measure of caution about being too quick to judge yourself as “clever” rather than possibly mistaken about an approach. We also got painfully reminded how important first- hand knowledge is to discern true “market rents” versus those too readily shared by brokers that intentionally obscure the free rent and other concessions that cannot be ignored in establishing achievable rents.  We built into a soft and shallow office market with office that was likely more expensive than what the market demanded, and created a second phase industrial market with odd sized buildings with flawed access and grade elevation that diminished the marketability of the project.
